ILLINOIS HOUSING DEVELOPMENT AUTHORITY (IHDA)2

IHDA offers several program incentives available to both first time and repeat borrowers throughout all of Illinois. Coupled with FHA, Conventional, VA and USDA loan programs, borrowers can receive up to $10,000 in assistance with a minimal investment of their own funds.

* Minimum 640 credit score 
* Minimum borrower contribution the greater of $1,000 or 1% of the purchase price
* Borrower income limit of $125,040 annually (Cook, DuPage, Kane, Lake, McHenry, McLean and Will counties), $136,920 annually (Kendall County), and $117,120 (all other counties)
* Purchase price limit of $349,525 for 1 unit property and $447,542 for a 2 unit property (all counties)
* Available across all of Illinois

FEDERAL  HOME LOAN BANK OF CHICAGO (FHLBC) DOWN PAYMENT PLUS3

Qualifying borrowers can receive a forgivable grant up to $10,000. Coupled with FHA, Conventional, VA, USDA and IHDA loan programs, FHLBC is available to both first time and repeat buyers in Illinois, Indiana and Wisconsin. 

* Minimum borrower contribution $1,000 
* Income limits based on total household size

$2,000 Annual Tax Credit

CITY OF CHICAGO TAXSMART MORTGAGE CREDIT CERTIFICATE (MCC)4

Available in the city limits of Chicago, qualifying borrowers will receive an income tax credit of 25% of the annual mortgage interest paid, up to $2,000 a year for the life of the loan. TaxSmart cannot be coupled with IHDA loan programs

If the property is sold or refinanced before the 5-year period, the remaining portion of the grant must be paid back. Available in Illinois, Wisconsin, Lake/Porter County in Indiana, Anoka, Carver/Chicago/Dakota/Hennepin/Isanti/Le Sueur/Mille Lacs/Ramsey/Scott/Sherburne/Sibley/Washington/Wright County in Minnesota, Polk/ Dallas/Warren/Madison/Guthrie/ Jasper County in lowa, and Los Angeles/Orange/ Riverside/San Bernardino/Ventura County in California. The minimum borrower investment on the first lien may vary. The down payment may not be combined with any other FHLBC assistance for the same borrower in the same transaction. Funds are limited and eligibility restrictions of funds may apply. Down Payment Assistance percentage (%) based off program. Down payment assistance is based off purchase price or appraised value, whichever is less.
