The second installment of Cook County Illinois property tax bills are significantly delayed for 2022, possibly as late as January 2023. The delay stems from technological updates at the Cook County Assessor's Office preventing it from forwarding assessment data to the Cook County Board of Review which, in turn, delays the finalization of the property tax bills. When will Wintrust pay my Cook County Tax Bill?

Wintrust will pay your Cook County Tax Bill within 30 days of the bill becoming available.


Does Wintrust need a copy of the bill once I get it?

No, Wintrust does not need a copy of your bill. We receive tax bill amounts electronically so please retain your bill for your records.


Will you still do an Escrow Analysis in October?

Yes. To comply with regulatory requirements, your Escrow Analysis will be mailed by November 1, 2022.


Will my Escrow Analysis show an Escrow Surplus since my tax bill wasn't received and paid?

Because of the tax bill delay, it is likely your Escrow Analysis will show an Escrow Surplus; however, these funds will be held until the payment of your 2nd tax installment is completed. If you're entitled to a refund, surplus funds will be released after the second analysis is run.


Will another analysis be done once the second installment is paid?

Yes, once the bill is received and paid, Wintrust will complete an off-cycle analysis. This new analysis will reference any overages, surpluses or deficiencies.
